The Record
$1.8M on Lake Minneola
The Lake Minneola sale set a new ceiling for chain-of-lakes pricing. Getting there required a list price the algorithms told us was too high, a marketing rollout calibrated to a six-figure-move buyer pool, and a negotiation that held the line through three counters. The seller’s net was the largest the lake had ever seen.
That sale is the reference point I work from every time a chain owner asks what their property is actually worth. Online valuation tools do not see the chain correctly. They average tributary lots into chain-front lots. They miss the dock-by-dock easement variance. They don’t price the eastern-shore sunrise differently from the western-shore sunset, even though buyers do. Real chain pricing comes from real chain comps, walked, measured, and verified.
Setting the record was not the goal. The goal was to do right by the seller. The record was the byproduct of doing the work correctly.

I went to preschool here, when there were maybe five streetlights and the drive from Clermont to Orlando took fifteen minutes that felt like an hour. Rolling hills of orange groves, then the freezes of the 1980s, then the slow turn from citrus to suburb to luxury. I watched it happen.
My father, Robert Checho, started building in Clermont in the late 1980s, when this end of Lake County was still mostly groves. Aaron Construction and Development LLC has built custom homes and developed subdivisions in this area for more than thirty-five years. He built out the subdivision and many more. I grew up working those job sites — pouring slabs, hanging drywall, running trim. Every house I sell on the chain today, I read it from the truss out. I know what a 2003 Ebbtide-era truss system looks like under the drywall. I know which lots are stable and which sit on muck. I know where the chain’s water table sits in a wet year.
Today my father picks and chooses his builds — selectively, on the lots and the clients that interest him. The continuity is the point. Three generations of Lake County builders, walking the same shorelines, reading the same lots, telling clients the truth about what is under the surface.
