That close is the current ceiling reference for the chain, and it sets the benchmark for any Osprey Pointe seller with new construction at or above 5,000 square feet.
The community sits on a peninsula off Lake Minneola with deep waterfront lots, a single guarded entry, and one of the strictest architectural review boards on the chain. New builds here tend to be tile-roof, stone-and-stucco custom homes in the 5,000-to-8,000-square-foot range, with private docks and deep-water boathouses standard rather than optional. The shoreline depth varies; ask for a current bathymetric reading on any specific dock site rather than relying on the community survey from 2008.
Osprey Pointe is also the address most often confused with Osprey Lake (a smaller water body that is not on the chain). When you see a comp labeled Osprey, verify the actual Lake Minneola water frontage on the MLS data sheet before you treat it as comparable.
