What I tell my buyers about John’s Lake
John’s Lake is technically east of the main chain (it does not flow into Minneola), but the Clermont luxury market treats it as part of the same ecosystem because of the buyer overlap. John’s Lake closed three sales over the trailing 12 months at a median of $1.7 million and a median of $435 per heated square foot, the strongest per-foot pricing on the chain. The 2025 Shady Retreat Loop sale closed at $2.1 million in Johns Lake Landing, which is the comp every Johns Lake seller now references.
Johns Landing is the dominant subdivision on the lake; the community is gated, with extensive HOA architectural review and a long deed-restricted shoreline that is one of the reasons buyers pay a premium here over comparable square footage on Minneola. The lake itself is large enough for full ski use, and unlike the chain proper, you do not share weekend traffic with the public Minneola ramps.
Septic and dock rules on John’s Lake are stricter than most chain owners expect. The lake has a published shoreline-protection ordinance that limits new construction setbacks and restricts dock width; budget for a longer permitting timeline than you would on Minneola, and budget for a higher dock build cost because most new docks here are required to be on helical piers rather than driven posts. A buyer should walk this with their inspector before writing.
