Magnolia Island is a gated peninsula community on Lake Minneola, and it functions as one of the most private addresses on the chain despite sitting on the chain’s biggest lake. The community is a single guarded entry, a short interior road network, and a closed loop of waterfront lots that wrap the peninsula. Buyers who want chain access without the open-shore traffic of Lakeshore Drive end up here.

Magnolia Bay (a related subdivision adjacent to the island itself) closed a $1.6 million sale at 16744 Bay Club Dr in late 2025; that close at $426 per heated foot tells you how the market prices the gating premium on Minneola frontage. New custom builds on Magnolia Island consistently price at or above the chain median per foot, and resales tend to clear quickly when priced to comparable Osprey Pointe and Palisades trades.

Architectural review on Magnolia Island is active, which is what protects the value over time but also slows the renovation timeline on older homes. A buyer planning a substantive remodel should budget the HOA architectural review process into their closing-to-occupancy timeline, and should price-in the cost of complying with the community’s roof, exterior, and dock-style standards.
